Several Indian states charge a lower stamp duty rate when a property is registered solely or jointly in a woman’s name — a deliberate policy choice meant to encourage property ownership among women. Where it applies, the discount is real money, not a token gesture.

Which states actually offer a rebate

The rebate isn’t universal — it’s set independently by each state, commonly worth 1–2 percentage points off the standard stamp duty rate, and several states offer none at all. Whether it applies, and how large it is, both depend entirely on which state the property is in.

How much the rebate is really worth

Worked example

On an ₹80,00,000 property: Delhi’s 6% stamp duty rate with its 2-percentage-point women’s rebate brings duty down from ₹4,80,000 to ₹3,20,000, a saving of ₹1,60,000. Haryana, despite a higher 7% base rate, offers the same 2-point rebate and saves the exact same ₹1,60,000— the rupee saving tracks the rebate’s percentage points directly, not the state’s overall duty rate. Uttar Pradesh’s smaller 1-point rebate, by comparison, saves exactly half as much: ₹80,000 on the same property value.

Who qualifies, and how to claim it

Where a state offers the rebate, it typically applies whether the property is registered solely in a woman’s name or jointly with a co-owner — though the exact conditions, and whether joint ownership qualifies for the full discount, vary by state. There’s no separate application: the lower rate is simply applied at the point of registration once the sale deed names a qualifying owner.

Tip

Confirm your specific state’s current rebate — if any — with the local sub-registrar office before assuming it applies, since rates and eligibility rules are revised periodically and vary in ways a general guide can’t capture precisely.
