Understanding stamp duty
The concept, the motivation, and what to watch out for.
What is stamp duty?
Stamp duty is a state government tax charged on registering a property transaction, paid on top of the property's price — alongside a separate registration charge for recording the sale legally.
Rates vary significantly by state, and are charged on whichever is higher: your actual purchase price, or the government's own "guidance value" for that area — you can't reduce your duty by under-declaring the sale price.
Rates differ a lot from state to state
The same property price can attract meaningfully different stamp duty depending on which state it's registered in.
Many states offer a rebate for women buyers
Registering a property solely or jointly in a woman's name can lower the stamp duty rate in several states — worth checking before you register.

Personalised insights
What your numbers reveal, and what changing them would do.
Buying in Maharashtra, your stamp duty + registration comes to ₹5.60 L
That's 7.0% of the ₹80.00 L duty base value — ₹4.80 L in stamp duty plus ₹80,000 in registration charges.
Maharashtra doesn't offer an additional stamp duty rebate for women buyers
Some other states do offer this rebate — it's worth checking if it applies before you register, especially if you're comparing locations.
Stamp duty is always calculated on the higher of two values
Your purchase price and the government's guidance value for the area — you can't reduce your duty by under-declaring the sale price below that floor.
A 20% pricier property would cost ₹1.12 L more in total charges
At ₹96.00 L instead of ₹80.00 L, the same 7.0% combined rate in Maharashtra adds up to a larger amount.
How this is calculated
Every step of the math behind your result, shown in the open.
The value stamp duty is calculated on
P = purchase price, G = government guidance value (if known), B = duty base value
Stamp duty is charged on whichever is higher — your purchase price (P) or the government's guidance value (G) for that area — not on a lower, under-declared value.
Example: ₹80.00 L purchase price (no guidance value specified) → ₹80.00 L duty base value
Stamp duty, with any applicable rebate
B = duty base value, r = state stamp duty rate (%), w = women's rebate (percentage points, if applicable), D = stamp duty amount
Your state's stamp duty rate (r) is applied to the duty base value (B) — reduced by a rebate (w) in percentage points if the property is registered in a woman's name and your state offers one.
Example: ₹80.00 L × 6.0% → ₹4.80 L stamp duty
Total stamp duty + registration cost
D = stamp duty, B = duty base value, g = registration rate (%), C = total cost
Registration charges (a separate percentage, g) are added to stamp duty (D) to arrive at your full one-time transaction cost.
Example: ₹4.80 L + (₹80.00 L × 1%) → ₹5.60 L total cost
Assumptions
- State rates shown are indicative, rounded approximations — always confirm the current rate with your local sub-registrar office.
- Only stamp duty and registration are estimated — legal, brokerage, and other transaction fees aren't included.
- Where a women's rebate applies, it's modeled as a flat reduction in the stamp duty rate.
- Figures are indicative only — not financial or legal advice.
Did you know?
A few facts behind stamp duty in India.
State
Stamp duty is a state subject, not a national one
Each state government sets and revises its own stamp duty and registration rates — there's no single rate that applies across India.
-2pp
Several states discount rates for women buyers
Registering solely or jointly in a woman's name can lower the stamp duty rate by a percentage point or more in states that offer this rebate.
Floor
You can't under-declare a property's value
Stamp duty is charged on whichever is higher — your purchase price or the government's guidance value for that area — closing off a common attempt to reduce duty.
Before
Stamp duty is due at registration, not after
Unlike many other property costs, stamp duty and registration charges are paid upfront, at the time of registering the sale deed.
Frequently asked questions
Straight answers to the questions we hear most about stamp duty.
What is stamp duty?
Stamp duty is a state government tax on registering a property sale, calculated as a percentage of the property's value — paid alongside a separate registration charge to legally record the transaction.
Why do stamp duty rates vary by state?
Stamp duty is a state subject in India — each state government sets, and periodically revises, its own rates and any rebates, rather than a single national rate applying everywhere.
Is there really a discount for women buyers?
In several states, yes — registering a property solely or jointly in a woman's name can reduce the stamp duty rate by a percentage point or more, though the exact rebate (and whether one exists at all) varies by state.
What is "guidance value" or "circle rate", and why does it matter?
It's the government's own minimum valuation for a property in a given area — stamp duty is charged on whichever is higher, your purchase price or this value, so you can't lower your duty by under-declaring the sale price.
Are the rates in this calculator exact?
No — they're indicative, rounded approximations meant to illustrate the calculation, not a legal reference. States revise rates periodically and may apply further distinctions (urban vs rural, property type). Always confirm the current rate with your local sub-registrar office before a transaction.
Is this financial advice?
No. This tool provides indicative estimates based on your assumptions. Consult a property lawyer or your local sub-registrar office before making a property purchase decision.
