Real Estate Calculators

Browse all of Nivesh's free real estate calculators in one place: rent vs buy, property appreciation, stamp duty, and rental yield.

4 calculators

Property decisions in India involve more moving parts than most other financial choices: stamp duty and registration costs that vary by state, appreciation assumptions that are easy to overstate, and a rental yield that's often lower than it first appears once real costs are counted. These calculators make each of those assumptions explicit instead of burying them in a single headline number.

How to think about real estate calculators

A few principles worth knowing before you run the numbers.

1Renting isn't just "throwing money away"

Buying carries real opportunity costs too. A down payment invested elsewhere could compound on its own, and money spent on interest, maintenance and taxes doesn't grow the way an equity investment would. Compare both properly with the Rent vs Buy Calculator, not by instinct alone.

2Stamp duty varies enormously by state

The same property can cost meaningfully more or less to register depending purely on which state it's in, and whether the buyer qualifies for a women's rebate. Check the exact rate before assuming a flat percentage.

3Rental yield needs to net out real costs

A property's gross rental yield looks better than what you'd actually pocket once maintenance, property tax and vacancy periods are accounted for. The Rental Yield Calculator distinguishes the two.

4Property appreciation assumptions make or break the math

A modest difference in the assumed annual appreciation rate compounds into a very different property value over 10-20 years. Always check the assumption a projection is built on, not just its headline output.

Frequently asked questions

Straight answers to the questions we hear most about Real Estate calculators.

Is buying always better than renting long-term?
Not necessarily. It depends on how long you stay, local rent-to-price ratios, and what the money you'd otherwise spend on a down payment could earn if invested instead. The Rent vs Buy Calculator compares both paths using your own numbers rather than a rule of thumb.
How is stamp duty calculated?
As a percentage of the property's value (or the state-set circle rate, if higher), with the exact rate set independently by each state. Some states also offer a rebate for women buyers. The Stamp Duty Calculator uses state-specific rates rather than a single national assumption.
What's the difference between gross and net rental yield?
Gross yield is annual rent divided by property value; net yield subtracts maintenance, property tax, and other ownership costs first. Net yield is almost always meaningfully lower and the more honest figure to compare against other investments.
What appreciation rate should I assume for Indian real estate?
There's no single correct number. Historical appreciation varies enormously by city and even by neighbourhood. Run the Property Appreciation Calculator at a few different rates rather than anchoring on one optimistic assumption.
Does the Rent vs Buy calculator account for home loan interest?
Yes, it factors in EMI interest, not just the principal, alongside maintenance and opportunity cost, to give a fuller comparison than simply stacking rent against a bare EMI figure.
Are there rebates on stamp duty for women buyers?
Several states offer a reduced stamp duty rate (commonly 1-2 percentage points lower) when the property is registered solely or jointly in a woman's name. The Stamp Duty Calculator reflects this where applicable by state.
